General Description:

The development is located just 400 metres from the main gondola and 5 minutes from Bansko’s quaint town centre. It is 160km from the capital Sofia, where the newly improved international airport is located, and 180km from Plovdiv, the second airport that services Bansko. In addition to the many infrastructural improvements Bulgaria is undergoing, Bansko is in the preliminary phases of a proposal to construct a new airport. This airport is planned to service Bansko all year round as it is not only a popular ski resort in the winter season but also a superb summer destination. A highway is currently in progress between Sofia and Kulata, a town close to Bansko on the Greek border. It is estimated to be completed by 2009 and to cut the travel time to Bansko from Sofia by 30 minutes.

Development Location

The development is located in an excellent position: 400 metres from the existing main gondola station, 390 metres from the newly proposed gondola station and with one of the best views of the towering Pirin Mountains. A series of footbridges over the River Glazne are scheduled to be built by the municipality this coming season that will further improve access to the gondola stations.

Development Overview

The development itself, rising 4/5 storeys high and located on the West side of the Glazne River, comprises: 119 one bedroom apartments, 99 two bedroom apartments all with Master ensuite bathrooms, and three 3 bedroom apartments all with Master ensuite bathrooms.

The housing complex consists of three separate buildings - Building A, Building B and Building C.

Each of the buildings has its own entrance. The exposure and the functionality of the buildings is a priority - there is a lovely residential area inside the complex designed to the same style as the housing estate.

Most of the apartments come with excellent views of the Pirin or Rila mountains. Occupants of the planned development will benefit from a number of retail shops, a restaurant, lobby bars, excellent spa centres, a bowling alley in the adjacent building (White Oaks Complex, built by the same Developer) and, of course, the warm glow of open fires in the lobby area.

The building will be monolithic, made of reinforced concrete beamless construction. Partition and external walls will be made of ceramic bricks with thermo insulation. The building will be finished with mineral colored plasters.

The architectural style of the building is dominated by the pitched roof and stone walls-a mix of modern and traditional Bansko architecture. Local natural materials are used in the construction, such as the stones for the exterior walls and wooden features. High quality modern materials and technologies are used throughout the interiors and exteriors

Unit specification

Most units come with functional balconies and each comes with floor tiles throughout, upper and lower kitchen cabinets, double glazed PVC windows, electric heaters, cable TV and an optional furniture pack that will include all white goods. This furniture option will be offered to clients closer to the completion date of the development.

The Offer 

The Developer is offering one, two and three bedroom apartments with a payment plan as follows: 40% on signing of contracts, 20% on rough construction (roof and exterior complete) and the balance 40% on completion.

Maintenance fees are approximately €14 per sq m per annum (incl. VAT). Maintenance includes cleaning of all common and green areas, reinstatement insurance and a sinking fund for any future major maintenance projects.
